For Property Owners

Our tenant screening process is rigorous and designed to find reliable, responsible tenants. It includes:

- Eviction history search. We adhere strictly to all Fair Housing Laws during this process.
While market conditions vary, our goal is to minimize vacancy periods. Our efficient marketing strategies and thorough screening process aim to place qualified tenants quickly. We work diligently to prepare and market your property to attract renters as soon as possible.
Tenants can submit maintenance requests conveniently through their online portal or our app. For routine maintenance, we coordinate directly with our network of vetted, licensed, and insured local vendors. For larger repairs or those exceeding a pre-approved limit, we will contact you for approval before proceeding.
Rent is typically collected on the first of each month. After a brief processing period, we disburse your rental income via direct deposit to your bank account, usually by the middle of each month. You can view detailed statements anytime through your Owner Portal.
We have a strict rent collection policy. If rent is not paid on time, we initiate the legally required 3-day notice to pay or vacate, as per Florida Statute § 83.56. If payment is not received, we proceed with the eviction process in accordance with Florida landlord-tenant laws. We keep owners informed throughout this process.
Yes! As a RentGains client, you will have access to a secure online Owner Portal where you can view real-time financial statements, detailed expense reports, lease agreements, inspection reports, and other important documents related to your property 24/7.
Your role becomes minimal! We handle the day-to-day operations so you don't have to. We will contact you for significant decisions, such as major repairs exceeding an agreed-upon limit or significant lease changes. You'll stay informed through your owner portal and regular communication.
Our management agreements include clear terms regarding termination. We strive for long-term partnerships and encourage open communication. Please review your specific contract for details on notice periods and any applicable early termination fees.
For Tenants
You can view our current available rental properties directly on our website under the Rental Search section. Listings include photos, detailed descriptions, booking requests and application instructions.
Our application requirements typically include:
- A completed application form for each adult occupant (18+).
- Proof of income (pay stubs, offer letter, bank statements).
- Identification (photo ID).
- Consent for background and credit checks.
- Rental history with previous landlord contact information. Specific income requirements and credit score criteria will be provided during the application process.
Typically, you will need to pay an application fee (per adult), a security deposit, one-time lease admin service, resident benefit plan and the first month's rent. Any additional fees, such as pet fees (if applicable), will be clearly outlined in your lease agreement.
Pet policies vary by property owner. Please refer to the specific listing details for pet restrictions or contact us regarding the property you're interested in. If pets are allowed, additional pet fees or pet rent may apply.
Rent can be conveniently paid online through your secure Tenant Portal using ACH. This is the preferred and most efficient method.
For non-emergency maintenance requests, please submit a request through your Tenant Portal. This is the fastest way to get your request processed. For emergencies (e.g., active water leak, no heat/AC in extreme temperatures, safety hazards), please call our emergency line immediately.
Generally, no modifications to the property are allowed without prior written consent from RentGains Property Management and the property owner. This includes painting, installing fixtures, or making significant landscaping changes. Please review your lease agreement for specific terms.
Breaking a lease has financial implications as you are responsible for the rent until the end of the lease term or until a new qualified tenant is found, whichever comes first. Please contact us immediately if you anticipate needing to break your lease to discuss the specific terms outlined in your lease agreement and potential options.
According to Florida Statute § 83.49, your security deposit will be returned within 15 days after you vacate the property, provided there are no deductions for damages beyond normal wear and tear, unpaid rent, or other charges specified in your lease. If there are deductions, we will send you a written notice within 30 days explaining the deductions.
As a tenant in Florida, you are responsible for:
- Paying rent on time.
- Keeping the premises clean and sanitary.
- Disposing of garbage properly.
- Not disturbing other residents or neighbors.
- Not intentionally damaging the property.
- Complying with all terms of your lease agreement and relevant Florida landlord-tenant laws.
